Checklist
Before you call an agent
An agent can only be as useful as what you bring to the first call. Settle these first and that call becomes a short list of real homes.
Updated 2 November 2026.
Seven things to settle first
- Where you will report. The installation, and if you can find out, the gate. Drive times from the same town can differ by 10 minutes or more depending on where you report (see the drive-time table).
- Your housing allowance. Look up your BAH on the Defense Travel Management Office BAH rate lookup with the new duty station's ZIP code and your pay grade. It sets the ceiling before you look at a single listing.
- Buying or renting this tour. Decide how long you expect to stay and what you would do with the house when you leave: sell it, or keep it and rent it out.
- Your VA loan eligibility. If you plan to use a VA-backed loan, start with the VA home loans page and request your Certificate of Eligibility (COE) through the VA COE page. Ask a lender how much entitlement you have before you are under contract.
- Your real report date. Inspection windows, closing, temporary lodging and whether you need a short rental first all hang off it. Tell every agent and lender the date on the first call.
- Whether you will see the house in person. If not, plan for video walkthroughs, and ask the lender and title company early how they handle signing from another duty station.
- Flood zone and taxes. Check the exact address on the FEMA Flood Map Service Center, and look up the tax history on the Okaloosa County Property Appraiser site (or the Santa Rosa County Property Appraiser for Navarre). Flood insurance and taxes can move a monthly budget more than a small price difference.
